接上篇,审房还有一个关键点是查产权。这个很有意思,我被问的最多的是:重复抵押了怎么办?我当时一脸问号,提问的人就觉得,哇擦,你连这都不知道。我问了才知道,在国内是有可能出现这种情况的,因为有个东西叫房本。但这边几乎不会发生,因为是中心化系统注册,不可能出现重复抵押的情况,除非是恶意欺诈而产权没查出来。出现这种情况,也有律师保险和产权保险给lender顶着,真不是一个太大的风险点,所以我一开始被问得很茫然。在这边的系统里,查产权主要看的几个点是:
