接上篇,老粉都知道搞legal lening实际收益率可以到11%+(新粉可以去看看”1-我是怎么躺平的“那个合辑,路子方法操作都写了),所以把钱以0%利息垫在可能没收益的债权里面对我来说是不值的,所以我一开始就选的是第二条路,也就是找到还能以14%-18%拍到面值金额小,房产价值高的债权的county, 高息拍遍,到最后拍下几个算几个,之后就是躺着等屋主以高息赎回我拿钱走人了,当然,如果真走到拍卖那一步,我更高兴。
反转来了,猜猜3000多个county最后筛下来,符合上面所有条件的有几个?

好了,把过往拍卖记录看了,最后锁定了两county就很好办了,看每年开拍和结束的日子,然后就是网上直接注册,等开拍了,按照一系列条件过滤掉不相关的债权标的(比如房屋类别,债权年份,面值,房屋价格等等),然后把符合条件的债权再一条条看,比如地图,比如过往付费记录,比如照片,比如评估信息等等,正常的就按14-18%拍,拍得越多越好,等拍卖结束就能收到通知你拍中了几个,之后再把余额付清,债权拿到手,就能坐等屋主付息赎回了。
